Paws In the Park Fun Run

PEARLAND PARKS AND RECREACTION'S

PAWS IN THE PARK FUN RUN

Each year, the Pearland Parks and Recreation host its annual "Paws in the Park Fun Run."

This year's Fun Run kicks off the weekend-long event starting on Saturday at 10a.m. with the HEB Plus! Pet & Owner Fun Run on March 27th at Independence Park! There will be a 1K, 3K and 5K where you can run or walk with or without your four-legged friend!

Afterwards, the national “Dock Diving” competition presented by Meadowlake Pet Resort. In addition to the Dock Diving competition, Paws in the Parks will host teams from across the nation competing in the U.S. Dog Disc Nationals and Lure Coursing. There are several demonstrations planned throughout the weekend including Flyball, Agility, Hunting Poodles, Obedience, and Grooming. Vendors are also on hand selling pet novelty items, giveaways and discounts.

This is a great event for the whole family and, if you have not been to one before, you won't want to miss this one! Paws in the Park gets better each year

Pearland Housing Market

Pearland Great news for those considering entering into the Pearland housing market! On February 19, 2010, Forbes Magazine announced that Houston is one of best places in the nation to buy real estate because of its stable industries.

Francesca Levy writes that Houston's energy sector has "kept jobs flowing into Texas oil town Houston." Furthermore, Levy notes that the good job market in Houston means that the housing outlook will stay strong. "Houston home prices are expected to rise 1.2% by next year; it's one of only four of the markets we ranked where prices won't continue to slide, according to Moody's Economy.com."

So what does this mean for the Pearland housing market? Essentially, it means that, like most of the suburban areas of Houston, will continue to flourish. In the State of the City Address on February 18, 2010, Pearland Mayor Tom Reid called attention to the notable statistics that Pearland is the nation's 34th fasted growing city and Texas' 9th fastest growing city - Amazing! Indeed, Pearland has grown from a population of 37,600 in 2000 to over 95,000 in 2009!

Owning a home in Pearland has many advantages. Located 18 miles south of downtown Houston, Pearland is less than 25 minutes from the Theater District, Minute Maid Park, Toyota Center and other entertainment venues. In addition, the nationally renowned Houston Medical Center is a short 15 mile drive from Pearland. Second, Pearland homes are located in a Texas recognized school district with state of the art facilities including the new Glenda Dawson High School.

Pearland Party Brought to Your Home!

My son Blake (who is BIG on playing video games) will be turning 22 years old on Monday. My husband and I honestly did not know what to buy for him this year. At a fundraiser for St Helen Catholic School in Pearland, we saw a auction item that seemed perfect for Blake's birthday: Games 2 U Unique Exciting Mobile Video Game Theaters Brought To Your Home! Neither one of us had heard of this before but we knew it would be perfect for Blake's birthday. I have to say we were right!

The Gaming truck is awesome for all ages! It is outfitted with five (5) large, flat screen monitors. Three monitors are inside and two monitors are outside. The Gaming Truck has an XBOX and Wii with controllers galore! Inside, the truck features a phenomenal audio system with professional lighting! The truck is also equiped with a great fog system that we all thought was cool!

We were very impressed not only with the concept, but with the convenience of the party as it was brought to our home. Plus, the staff at Games 2 U were awesome! As soon as we confirmed the party they followed up with email confirmation and continued to follow up until they drove up in our driveway. The wonderful guys on the truck were over the top fun! They participated with the party and were super helpful with any game.

Games 2 U offers much more entertainment. They also offer laser tag, a large hamster ball and much more. We are already planning our next party with Games 2 U!

Pearland Town Center - Favorite Spots

If you live in Pearland, then by now you have probably been to the newly built Pearland Town Center. I was there the other day and found a few new stores has just open in addition to the ones I usually patron. It seems like every timeI go to Pearland Town Center, something new is popping up!

What I like most about the Pearland Town Center is how nice everything looks. The sidewalks are always clean and it makes for an enjoyable shopping experience. Since the opening of the Town Center, Pearland has also received several new restaurants (YUMMY!). I know several people that live outside Pearland that will drive to the Pearland Town Center just to shop and eat. How great for our community's commerce! We can truely get just about everything we need here in Pearland! If you have not been to the Pearland Town Center, I encourage you to go soon.

So my question today is- what's your favorite spot to visit in Pearland?

SKYWARN Spotter Training in Pearland

Are you interested in learing how to spot storms?

The effects of severe weather are felt every year by many Americans. To obtain critical weather information, NOAA's National Weather Service (NWS), part of the U.S. Department of Commerce, established SKYWARN® with partner organizations. SKYWARN® is a volunteer program with nearly 290,000 trained severe weather spotters. These volunteers help keep their local communities safe by providing timely and accurate reports of severe weather to the National Weather Service.

The City of Pearland is offering a SKYWARN training course on March 17, 2010 at the Pearland Community Center. If interested, please contact Joyce Hawkins at 281-652-1954 or jhawkins@ci.pearland.tx.us.

Bring the whole family on Friday, March 19, 2010 from 6:00 p.m. - 11:00 p.m. and enjoy a cardboard car challenge, movie trivia, games, and crafts.

You will not want to miss the family movie, so bring blankets to lounge on for the show. We will be providing light refreshments for everyone to enjoy.

In the last couple of years I have seen more seller concessions for buyers closing cost.

Seller Concessions
An often necessary & useful tool

•What is a seller concession? A seller concession is an agreement between buyer & seller for the seller to pay some or all of the buyers closing costs, up to the percentage allowed by the lender.

•Who benefits from a concession? Both Buyer & Seller can benefit! A buyer may ask for a concession in order to afford both down payment & closing costs, or in order to reserve some money for savings or repairs to the home. A seller may wish to offer a concession in order to make their listing stand out. As a listing agent, you can make the sellers aware of this tool, & the benefits of doing "something different" to help market the home. Often, reducing the price does not have the effect a seller offering to pay some closing costs will. Seller concessions are more effective on lower price-point homes, which may attract 1st time buyers with little savings.

•How much can a seller pay? Seller concessions are limited by the type of loan program & sometimes the lender themselves. It is best to consult with the mortgage representative to be sure, but the following guidelines generally apply:

•FHA- up to 6% of the sales price

•VA- up to 6% of the sales price

•Conventional- (Fannie / Freddie Guidelines)
LTV >90% Seller concession = up to 3% of selling price
LTV >75.01 <89.99 Seller concession = up to 6% of selling price
LTV <75.00 Seller concession = up to 9% of selling price

•How is a seller concession written in a purchase contract? When writing a contract that includes a seller concession, most lenders want to see the following language clearly written on the contract: "Seller agrees to pay $X,XXX towards buyers closing costs, discounts & / or pre-paids." Typically, this can be written on the last page of the standard sales contract (additional contract provisions, if any)
