On Friday, August 13, 2010, the Pearland Neighborhood Center (PNC) will be hosting its annual gala to raise money for the center. The Pearland Neighborhood Center is a non-profit very close to my heart. I have been active in fundraising for the PNC for several years now. In 2008, I was honored to be named Queen of the Pearland Neighborhood Center - what an awarding experience!

If you are not already aware of what exactly the center does - let me tell you. The Pearland Neighborhood Center is Pearland’s only multi-service facility. Established in 1987, its mission statement is “to provide a foundation of effective services and responsive programs to facilitate the development of individuals and families”.

Prior to 1987, the city of Pearland had virtually no health or human service agencies to service the needs of its citizens. A group of community volunteers organized and implemented an extensive study to determine the need and feasibility of providing services to northern Brazoria County.

Pearland Neighborhood Center maintains a food pantry providing low income families with small children and senior citizens in the community some of the staples they need such as canned goods, breads, and other non-perishables. Special community food drives throughout the year help to fill the pantry shelves.

While the PNC does receive grants from the United Way of Brazoria County, the annual gala provides additional funding to help with their programing. Thiis year’s annual gala theme "Black Tie and Boots: A Texas Gala." Its going to be a great event and I encourage you all to support this wonderful community organization. Family Fun at Pearland's Big Humphrey's!

If you live in Pearland, then I'm sure you have heard of Big Humphrey's Pizza! My family loves this restaurant! Not only do they have outstanding pizza and pasta but their down-home welcoming atmosphere makes you feel like a member of the family.

This past weekend, my family & I went to Big Humphrey's for good dinner and as always, we were not disappointed! One of the many reasons we love to go to to Big Humphrey's is that it is kid-friendly! Big Humphrey's has a great menu feature that allows children to "create their own pizza."

This has got to be the reason why my son Jayden loves coming to Big Humphrey's!

The server brings out a pizza pie shell, sauce and all a variety of pizza toppings and kids are able to create their own, personal pizza. After a child has added his or her own personal touches to the pizza, the server takes it to the kitchen to be cooked. You should have seen the look of pride on Jayden's face when his masterpiece was brought out!

I love learning the background on this great restaurant!

Big Humphrey's is locally owned and family operated business. This fourth-generation family restaurant began in the mid-’40s when a young wrestler, Joe Vitale, brought his family from St. Louis, Missouri to the plains of Houston, Texas. He had been traveling the wrestling circuit and became known as Big Humphrey Pennyworth. He acquired the name when a famous cartoonist, Ham Fisher, personally requested that he portray the character Humphrey Pennyworth in the Joe Palooka comic strip. The resemblance was amazing - fire-orange red hair on a 350-pound man who wore a short-tail jacket, big roomy knickers, a polka-dot beret, kerchief in his back pocket, and always a big smile. He never met a stranger, and children everywhere loved him.

Joe Vitalie opened several popular hamburger places around the Houston area. His love for good food was passed on to his son Jasper and in 1986, Jasper and his wife Glenda opened up the Big Humphrey’s Pizza and Italian Restaurant on Broadway in Pearland. Ever active in the Pearland community, the Vitalie family is often seen around town supporting sporting events, the chamber of commerce and countless community events.

When you visit Big Humphrey's, you'll always find three things: A member of the Vitalie family welcoming you, good food and the desire to come back soon!

The Pearland Parks & Recreation Dept. cordially invites the Public to the Grand Opening of the Recreation Center & Natatorium!

Located on the corner of Bailey and Veteran’s Drive, the $21.6 million facility will provide fitness and aquatic opportunities for both the Pearland community and surrounding cities. The Recreation Center & Natatorium offers residents a high-quality facility which can be utilized for a number of health and fitness purposes.

The annual membership rate is $300 a year for adults, and $150 for each additional adult. For non-residents, it's $450 for adults. For seniors 60 and older, the annual membership rate is $210, and $315 for non-residents. The annual membership fee for a household with up to five people living in the home, is $600, and $900 for non-residents. The annual fee for a natatorium-only membership is $21, and it's $42 a year per household. The 107,000-square-foot Recreation Center and Natatorium is a joint partnership with the Pearland Independent School District and the Pearland Economic Development Corporation.

The recreation amenities includes a gymnasium, weight room, dance/aerobics room, racquetbal courts, locker rooms and an elevated story indoor track. It also houses a multipurpose room, kitchen and a drop-in play area for children. Inside the natatorium is a 50-meter pool, two 3-meter diving boards, two 1-meter diving boards and a warm-up pool complete with a zero depth entry. The natatorium will also serve to both the Pearland High School swim and water polo teams.

The Ribbon Cutting Ceremony is 9:30 a.m. - 10:00 a.m. Demonstrations and free use of facilities are offered from 10:00 a.m. until 5:00 p.m. Light refreshments will be served, and ample parking is available.

Short Sales in Pearland

I have been asked a lot lately about short sales in Pearland. In particular, people want to know, "What exactly is a short sale?"

First, a short sale in a sales transaction in which the seller's mortgage lender agrees to accept a payoff of less than the balance due on the loan. In essence, a short sale occurs when your lender agrees to accept a lower price on your home than the current mortgage balance, provided you meet the lender's requirements and have a qualified buyer. A short sale is something for people to consider if you are unable to make the house payment. A successful short sale will prevent foreclosure on the home.

Who should have a short sale? Short sales are for those individuals who have documented evidence of a hardship. To prove your case, you'll need to explain your hardship and provide full financial disclosure; the original purchase contract; a balance sheet of your income and expenses; asset statements, proof of income; bank statements; two years of tax returns; other lender required documents and most important professional Realtor who knows the ropes.

Along with the required documentation, you stand the best chance of getting through the two- to seven-month short sale ordeal if the home is marketable and there is enough time before foreclosure (at least about 4 months).

Short sales forgives a portion of the mortgage debt and that portion could be considered as taxable income. Since this can have tax implications, you should seek the advice of a certified public accountant. There also may be some credit score implications. While a short sale won't be as damaging on your credit as a foreclosure or bankruptcy, expect some negative impact.

How long does it take for a buyer to get approval for a short sale? Short sale approvals can take a very long time to get approval. In fact, the major reason why a short sale fails is the length of time it takes to get the lender’s approval. Often, banks take a long time to respond to bids on a short sale. These long delays frequently cause the buyer to drop out of escrow and buy another home.

It is important to note that Pearland short sales, while they have some benefits, may not be right for every case. You should always consult a Realtor before making any decision regarding your mortgage or before bidding on a house with a short sale status.
