A CMA takes into account recent sales, pending sales, and current listings that are within the same neighborhood and have similar characteristics as the subject property. It will often compare things such as lot size, square footage and the number of bedrooms and garages. Your Realtor will use all of these factors to form a realistic number.
Obtaining a CMA is a good idea even if you are not ready to place your home on the market. It can keep you abreast of what other homes like yours are selling for and can also help you decide whether now is a good time to put your home on the market.
