April 30th has come and gone and with it, many potential Pearland home buyers feel the chance to take advantage of home buying assistance such as the federal home buyer tax credit has past as well. NOT TRUE in all cases!
Did you know that if you were on active duty outside the U.S. for at least 90 days during 2009 or before April 30, 2010, you have until April 30, 2011 to get a signed contract on a home. What a great opportunity for those men and women serving our country to take advantage of the federal tax credit!
The question, however, remains for those to which this does not apply: "Is there program out there that can help me buy a home?" The answer is a resounding "YES!"
There are several home buyer assistant programs in the state of Texas that provide financial assistance to qualified buyers in the form of closing cost assistance, down payment assistance, relaxed loan qualifications and much more. For example, the Start-up Programprovides down payment and closing cost assistance to qualified buyers. Furthermore, The Start-up Program also provides loans for home accessibility modifications and barrier removal related to a disability for qualified homeowners. This program is available to home buyers in every county, including Brazoria.
Section 502 Rural Housing Direct Loansis another program that provides mortgage loans for Pearland homebuyers who desire to buy in a rural area and cannot obtain financing elsewhere.
Another great Pearland homebuyer assistance program that is run locally is the Houston Homebuyer Assistance Program. The Houston Homebuyer Assistnace Program provides direct financial assistance to offset portions of the down payment, closing costs, pre-paid items and principal required for home purchase. What a great opportunity!
