Silverlake in Pearland, Texas Real Estate Market ends 2011 strong.  There were 45 homes sold from September 30, 2011 thru December 31, 2011. Listing price range of the homes was from $105,000 to $570,000. The seller’s received an average of 97% of the sales price.

At this time there are 19 pending home sales waiting to go to closing.  Pending listing price range of the homes is from $98,900 to $199,900.

Great news for both buyers and sellers. The pending sales will help start 2012 Real Estate Market for Silverlake strong.

Silverlake Real Estate Market in Pearland, TX remains strong and steady.  At this time there are 67 homes active on the MLS.  Last month I reported on September 15^th in my Silverlake Market Report Update that there were 83 homes active on the mls.  The price range of the homes active on the market is $99,000 to $599,000.  There are many opportunities for homes buyers given the large range of prices. 

Pending Sales are up this month from 15 in September to 24 in October.  This shows a positive Real Estate Market for Silverlake.  The average price for the homes pending is $210,882.00. The price range of the homes is $108,900 to $619,900. The average time on the market was 105 days.

The number of homes SOLD and closed was a slightly down from last month but, expected to go back up next month with the large number of pending home sales.  There were 12 homes that closed since September 14, 2011.  The average adjusted price range of the homes was $106,100 to $346,500. The average time on the market was 96 days.  The sellers received an average of 97% of the sales.

Silverlake Subdivision -  Pearland, Texas

When many people think of Pearland, they think of the beautiful, master planned community of Silverlake.  The Silverlake Subdivision in Pearland, Texas began development in the 1990s on the west side of the city.  Just minutes from Hwy 288, Silverlake is home to many residents who commute downtown or to the Texas Medical Center.
