Lately, there has been a lot of talk in the local news about economic woes in the Houston Area. NASA job concerns seems to add to the local recession worries. This in turn has effected the way many view the local real 
estate market.
However, in a recent Houston Chronicle article, the head of the University of Houston's Institute for Regional Forecasting, Barton Smith, noted that Houston is working its way out of the recession sooner than originally expected.
"The old wisdom that because Houston was so late in getting into the recession that it would be late in getting out of it simply proved to be wrong," Smith stated. "There are two key reasons the Houston economy has held up so much better than most parts of the country: a fast oil price recovery and stable home prices."
In fact, Smith noted that while home prices fell last year by a just 0.2 percent and home prices today are not different than they were in 2007. This demonstrates that the Houston real estate market has not been dramatically effected by the recession as other parts of the country.
So what does this mean for the Pearland real estate market?
To be honest, Pearland home sales have been strong this year. I have had many first and second-time home buyers take advantage of the tax credit offered. But interestingly, Pearland home sales have continued steadily since the April 30th tax credit deadline. Sellers are still experiencing interest in their Pearland homes.
