2011 Ends on a Healthy Note For the Houston Real Estate Market!

Pearland Real Estate market The Houston  Association of REALTORS (HAR) announced  that the Houston real estate market concluded 2011 solidly in the black. "December marked the seventh straight month of increased home sales and the month contained a host of indicators suggesting a healthy start to the new year. Prices of single-family homes across Greater Houston for full-year 2011 were up slightly from 2010. The median price reached an all-time high for a December in Houston and months inventory hit its lowest level in two years."

Its also interesting to note that the December sales of single-family homes throughout the Houston market climbed 7.2 percent when compared to December 2010. Positive sales activity was recorded in every segment of the housing market except the luxury segment—those homes priced from $500,000 and above—which was unchanged year-over-year.

The average price of a single-family home was statistically flat at $219,791 compared to December 2010 while the December single-family home median price—the figure at which half of the homes sold for more and half sold for less—rose 1.9 percent from one year earlier to $160,000.

2011 Annual Market Comparison

The Houston housing market concluded calendar year 2011 with noteworthy gains in sales volume along with strong pricing. Single-family home sales rose 4.0 percent for the year while sales of all property types increased 4.3 percent. On a year-to-date basis, the average price rose 0.9 percent to $213,723 while the median price ticked up 0.7 percent to $155,000. Total dollar volume for full-year 2011 climbed 5.2 percent to $13 billion compared to full-year 2010.

Silverlake in Pearland, Texas Real Estate Market ends 2011 strong.  There were 45 homes sold from September 30, 2011 thru December 31, 2011. Listing price range of the homes was from $105,000 to $570,000. The seller’s received an average of 97% of the sales price.

At this time there are 19 pending home sales waiting to go to closing.  Pending listing price range of the homes is from $98,900 to $199,900.

Pending Home Sales Gain in May!

According to the National Association of REALTORS®, pending home sales rose strongly in May with all regions experiencing gains from a year ago, pointing to higher housing activity in the second half of the year.

The Daily Real Estate News stated that the Pending Home Sales Index rose 8.2 percent to 88.8 in May from an upwardly revised 82.1 in April and is 13.4 percent higher than the 78.3 reading in May 2010. This is the first time since April 2010 that contract activity was above year-ago levels, and the monthly gain was the strongest increase since last November when the index rose 10.6 percent.

This is great news for the real estate market in Pearland! Buyers are taking advantage of the historic low interest rates. As this data shows, now is the time to place your Pearland home for sale. January Marks Houston's First Increase in Home Sales in Seven Months

On February 15, 2011, The Houston Association of Realtors posted their MLS Report for 2011.  The report stated that the Houston Housing market in January had active gains!

The Houston's housing market in January recorded the first increase in property sales since June 2010. Pricing also heated up in the first month of the new year, with the average price of single-family homes reaching the highest level ever for a January in Houston.

January sales of single-family homes throughout the Houston market rose 7.5 percent when compared to January 2010. Positive activity was recorded in all segments of the housing market, with the sharpest increases in sales volume taking place at opposite ends of the pricing spectrum.

Luxury home sales helped propel the average price of a single-family home, which increased 2.2 percent from January to $196,879. The January single-family home median price—the figure at which half of the homes sold for more and half sold for less—dipped 3.2 percent from one year earlier to $139,000, due to hefty sales volume among homes priced at $80,000 and below.

Foreclosure property sales reported in the Multiple Listing Service (MLS) declined 4.7 percent in January compared to one year earlier. Foreclosures comprised 24.7 percent of all property sales in January, down from the 26.7 percent share they held at the beginning of 2010. The median price of January foreclosures fell 4.0 percent to $80,600 on a year-over-year basis.

January sales of all property types in Houston totaled 3,413, up 9.5 percent compared to January 2010. Total dollar volume for properties sold during the month was $643 million versus $574 million one year earlier, representing an 11.9 percent gain.

In summary, here are the Houston Real Estate Milestones in January:

  • Single-family home sales increased for the first time since June 2010, rising 7.5 percent;
  • At $196,879, the average price of a single-family home reached the highest level ever recorded for a January in Houston;
  • Sales of townhouses and condominiums saw their first increase since June 2010, climbing 10.7 percent;
  • Single-family home rentals rose 27.5 percent;
  • Townhouse/condominium rentals increased 24.0 percent;
  • 7.3 months inventory of single-family homes compares favorably to the national average of 8.1 months.

This is great news for the greater Houston area, including Pearland! An increase in home sales in the area only benefit the Pearland area as it demonstates that the local economy (and thereby the local housing market) is growing stronger!

Quarterly Report Shows That Houston's Economy is "Perking Up!"

In the Houston Chronicle on Sunday, February 6, 2011, an article talked about a report in which experts are noticing several indications that the economy is rebounding.

"Overall, Houston seems to be improving gradually." said four experts consulted for the Chronicle's quarterly review of the area's financial health. The four — an economist, an oil and gas lawyer, a travel industry executive and a workplace development official — discussed the economic signals they're watching.

Greg Ortale, president and CEO of the Greater Houston Convention and Visitors Bureau, points to the improving health of the travel industry as a sign Houston is on the way back. "Hotel occupancy and gross revenue are up about 3 percent compared with a year ago; restaurants are also doing better. Travel is a leading indicator." he said. "When companies are spending money on hotels, airline tickets and other travel expenses, they're doing business."

Business is also improving. The article cites Robin Fredrickson, a merger and acquisitions lawyer who stated that businesses are increasing the amount of business deals they conduct. "Energy prices are stable, and the improving market encourages deal-making," Fredrickson said. "Buyers and sellers want to know what is happening in the market before they commit to a sale."

What does this mean to Pearland? Since Pearland is a suburb of Houston, when Houston's economy improves, so does Pearland.  I have noticed several new businesses opening up in Pearland in the last quarter.  This is great news since new businesses attract buyers and puts money back into our local economy!
