Pearland Garage Sales  have been one of the things in Pearland that homeowners look forward to on the weekends.  The ole' saying someone's trash could be your treasure is so true! I am continually amazed of the story of how someone's garage sale purchase was turned into something truly special. Some of my favorite times with my kids when they were younger, we would get up really early and hit the garage sales.  No matter what, one or all of us one find something that we would just have to take home! Getting Your Home Ready to Sell for your Pearland Garage Sales
People ask me all the time what should they do to get there home ready to sell.  One of the first thing I recommend is go through your home and pack up and get rid of things you are not using at this time.  A lot of these things can be donated or put in a garage sale.  Other items you want to keep, but are not using at this time can still be packed away for your next home.
Some people make enough money to not only pay for the movers, but have extra money put in their pockets.  In Pearland there are many places that will take your donations.  Some of the organizations you will have to drop off the items and others will pick the items up from your home. All will give you a tax donation receipt.

PEARLAND Garage Sales Permit                                     
                                                                                             
Office hours (7:30am - 5:30pm)
Applications must be turned in to the permits office located at 3523 Liberty Drive during office hours.
 
Display and sale of merchandise, at a location used as a primary residence, either by a resident or several residents for the purpose of sale or resale to the general public must obtain a permit. Also included are yard sales, neighborhood sales, or any other similar activity.

· 2 garage sale events per year not to exceed 3 days per sale.

· Apply for a permit no later than three (3) days prior to the event.

· City will provide 3 signs per event, & only those signs may be used to advertise.

· No more than 3 families per event.

· A fee of $15.00 shall be assessed for each event.

· Another great place to add your garage sale is in our local Pearland newspapers and Craiglist.

Each participant in a community wide garage sale is required to have an individual permit. The City will post garage sale information on local cable & the City website if possible.  This is a free courtesy, & not part of the permit cost or process. 

 
 Pearland GARAGE SALE SIGN PLACEMENT
 
When obtaining a garage sale permit, the City provides sign placement guidelines. It's important to follow these rules - otherwise, misplaced signs will be removed.  For example, signs aren't allowed in public rights-of-way or attached to utility poles, trees, public buildings, or street signs, and must posted no earlier than 5:00 a.m. on the first day of the event and removed by 8:00 p.m on the final day of the event

  • Items Needed:
     Tables
     Clothes hanging racks (or poles and string to make your own)
     Bags for packing customer's merchandise
     Your money bag or box
     Extension cord which will allow you to plug in appliances and electronics for customers
     Spiral Notebook
     Balloons to grab attention of those driving by


    1 - 2 Weeks Prior to Garage Sale:
     Call Pearland City Hall or 281-652-1673 or  visit them at 3523 Liberty Drive to get your license    or permit or any other restrictions you should be aware of
     Gather items for your sale into large boxes or bins
     Ask neighbors if they would like to join in you garage sale, the more items the better!
     Decide on a sale date
     Place an advertisement in the local classified section so that your ad appears at minimum 5 days before the sale. Pearland Reporter News, Pearland Journal, craigslist, email PearlandHomeTeam@aol.com and we will put it on our community Facebook Page.


    1 Week through the day before Garage Sale:
     Clean items if necessary - you want every item to make a good impression.
     Price your items. They now sale garage sale price labels that make it easier 

           Set up Tables, Bins, Clothing Racks
           Block off and define your sale area. Cover items that you do not want to

          Get change for your money bag.

 

Day of the Garage Sale:
 Make sure advertisement signs (and attention getting balloons) are in place
 Put away any pets that may cause a distraction.
 Put on your money bag or place box in a safe place.
 Put bags for packing merchandise in a convenient location.

After the Garage Sale:

 Remove neighborhood sign advertisements
 Take left-over items to local charity or make appointment for them to pick up

I get questioned quite often on if clients should there be an open house or no open House?

Pearland Open houses are a bit of a confusing prospect for many home sellers. Some real estate agents swear byOpen House Sign them, while others don't ever hold open houses. The question is: where, as a Pearland Realtor, do I stand on the open house debate?

Over there years I have tried open houses, just to see if something has changed.  But, each time I have to say No nothing has changed.  Yes, I have picked up buyers for other homes but, seldom have I sold one of the homes I have held and open house.

Open houses certainly have a purpose in today's real estate market. They can draw a big crowd and generate loads of interest. However, on the opposite end, they can attract no more than curious neighbors and passers by. I recently had one of my favorite clients tell me they were the Sunday open house attendees.  I asked them why? Their response was "we like to see homes and also to see how the homes were decorated."

  • The first thing I know is that we (my team and the homeowners) must prepare in advance for an open house. The house has to be in pristine condition and it has to be staged to show well. The purpose of and open house is to wow potential buyers the moment they walk through the door.
  • Secondly, the owners must leave the house for the duration of the open house. And, because open houses are typically done on a weekend day, this could seriously cut into their down time. Most open houses last about two to four hours, so expect to be gone at least that long.
  • Next, you can never be sure of your open house turnout. You can prepare for days and leave the house for the better part of a Saturday or Sunday only to have little or no people show. And, as always, you're at the mercy of the weather. Have an open house during bad weather conditions and you can be sure most buyers will chose to stay home.
  • Finally, you must be prepared for strangers to tour your home; many of whom have absolutely no interest in purchasing a home. Nor or they qualified to purchase in the price range of the subject property. Many sellers are more than reluctant to open their doors for an open house knowing that a stream of strangers will be marching through their home, looking through their kitchen cupboards and bedroom closets.  

However, even given all of these not-so-positive features of holding an open house, I truly believe that if your home is priced right, staged well, and advertised correctly with plenty of pictures and entered on multiple sites of the Internet your home should be shown by qualified buyers.

Overpricing your home will cause it to sit on the market for an extended period. Eventually your listing will become stale and you may receive many lowball offers from buyers who are simply fishing to see how low you'll go. If a home is slightly underpriced you can generate more attention and improve your chances of getting a qualified offer.  The earlier you get a contract the closer you will get to the listing price.

Today, potential buyers can shop and find virtually everything they want to know from the comfort of their living room easy chair. Having Internet-based advertising is a must. As buyers approach your property the first time, impressions are formed quickly. An important factor in preparing your Pearland Homes for sell  is to declutter your home! When you do this it will be easier to see the items that can be removed and packed away for your future home.

The first thing you want to do is stand out at the street.  This is your buyer's first thing they see and the first impression of your home. Spend some time and make lots of notes.  When you are finished take your time and get the exterior ready for potential home buyers! Can you see the front door?  Is the front door clean? Can you see all of the windows?  Is the lawn well maintained and green?  Are flower beds free of weeds and bushes nicely trimmed?  Does the home need paint?  Is the roof clean? Is there wood trim on the house that needs to be replaced? These are all questions you need to ask yourself. Remember you want the buyer to want to come inside the home.

• Bedrooms are neat, bedspreads and curtains are attractive.

• The kitchen is clean and tidy, including cupboards, stove and oven.

• The basement, attic and garage are clean and well organized.

• Mirrors, picture frames and glass covering pictures are clean.

• Mirrors are strategically placed to create an impression of added space in problem areas.

• Lamp shades are in good condition.

• Houseplants are healthy and dust-free.

• Does electrical lighting create cheer and a sense of spaciousness?

• Is your garage, clean and orderly? Consider applying a coat of fresh white paint to these areas.

For "space-creating" ideas, visit a model home or apartment. Notice how the rooms are sparsely furnished to make small rooms appear larger. Traffic pattern appear more open and accessible. You can easily apply this strategy at home!
