I often get asked by my clients, "Why should I have a home inspection?" This is especially the case when the home in question was recently constructed. As I tell each of my clients, home inspections are always a good idea as they prepare you for the type of work your house will or may require in the future.
Even if you are purchasing a home in "as is condition" it is still great idea to have a home inspection. Some buyers have told me that it won't matter because they will be purchasing the home even if the inspector finds problems. My response is that it would be better to know about any existing problems up front. This will give you a chance to budget for the repairs and also will give you a checklist of the things that need attention first.
Furthermore, a home inspection may also allow you to negotiate a lower price. As I mentioned earlier, having an inspection can show you items that need to be fixed. This can give you a bargaining advantage at the negotiation table. I once had a client that received an extra $10,000 off the price of the home because the home inspection showed that the house's siding would need to be replaced!
