Maggie McFarland's Top Ten List of Getting Your Pearland Homes for Sell

As buyers approach your property the first time, impressions are formed quickly. An important factor in preparing your Pearland Homes for sell  is to declutter your home! When going through your home remember Less IS more! You want to make room for the potential buyers of your home to see each room. With lots of personal items, the buyer could feel like they are a guest in your home.  When this happens they cannot feel like it could be their home.

Your shot glasses from around the world collection may be special to you (I have one too) but it can distract potential buyer from your house! The same goes for excess toys. You want to convey a clean and neutral space for potential buyers to envision themselves in.  Clean off all counter spaces and pack little nick-knacks and other small items that can draw attention away from the important aspects of your house. 

If you are not sure what should stay and what should go, have a friend or your Real Estate agent go through your house and give you suggestions on what items are distracting.  

Top thing I tell my clients to do is to do a walk through of the house they are getting ready to sell.  Start at the front yard, move to the front door and then on to each room.  Take a look as if you were the buyer. When you do this it will be easier to see the items that can be removed and packed away for your future home.

Ladies and Lil' Gents, A Walk on the Moon

Saturday, February 13, 2010 6:00 p.m. - 8:00 p.m. Mothers and sons are invited to join other Pearland Community residents at this years Ladies and Lil' Gentlemen dinner and dance where each couple will have the opportunity to construct a project together and build memories that will last a lifetime!  

Ladies and Lil Gents, A Walk on the Moon is a Ladies and Lil' Gentleman's dinner and dance. My son Jayden and I have attended the dinner and dance in the past.  We both had a wonderful time, along with all the other mom's and their sons. The night was full of fun with dancing, entertainment and a great dinner.  All the boys and moms seem to really enjoy the individual time together. The night was a full of smiles and happiness for both moms and their sons. I remember looking around seeing how proud all the mom were and then I looked again and the boys looked just a proud and happy to be with their moms.

This is just one of the Pearland Community events that the Pearland Parks and Recreation puts together for the residents in Pearland.  Just one more thing that makes Pearland a great place to live and raise a family.

This is a great time for buying a home.  Spring is almost here and the interest rates are extremely low.  Plus there is still plenty of time to get in on the $6500-$B000.00 TAX Credit.  The tax credit is for first time and repeat home buyers. This is different from the previous tax credit that only pretained to first time home buyers.

      Helpful Tax Credit Information     

• Repeat or Move up buyers are eligible to claim the tax credit
• Repeat or Move up tax credit is 10 percent of the purchase price up to $6500.00
• Any home that will be used for principal residence will qualify for the credit, provided the purchase price is less the $800,000

When buying a home it is important that you obtain quality information to make an informed decisions about the area, market, inspectors, insurance, movers, etc.  Your Real Estate agent should be able to provide you with plenty of resources and materials for your education.

When Previewing A Home

• Write notes so you will remember the details of the home
• Ask questions about the home and discuss any objections or concerns you may have.
• Ask about the information you are interested in, like the community - schools, shopping and transportation.
• Ask specific questions about the construction of the home; electrical, plumbing, heating, cooling systems, etc. Some of the information will be provided by the seller on the seller's disclosure.

In getting your Pearland Home ready to sell, it is important to give your house a thorough cleaning. This means cleaning out the closets and organizing them. Store items in the attic that you are not using or better yet, donate them to a local organization. For the items you want to keep, buy some wicker or canvas bins to place on shelves that you can place (neatly) the items you need. If possible, consider hiring a professional cleaning service while your house is on the market to keep it up.

Keep your lawn and garden manicured. This is especially important during the spring and summer months when lawns grow fast. Consider planting season appropriate flowers or plants to spruce up the curb appeal! Inspect the siding on your house to see if it needs power washing. Finally, make sure that your entry way looks appealing.  Roll out a new welcome mat and wipe down the front door - you want to make sure a potiential buyer's first impression is a good one!

H1N1 Flu Virus Vaccinations will be offered free to the public Sat., Jan. 30, from 10 a.m. to 2 p.m. at the Bailey Rd. Campus (next to Pearland Jr. High South), located at 4719 Bailey Rd., 77584. The Brazoria County Health Department will be on hand to administer doses. Brazoria County is working in partnership with the City of Pearland and Pearland Independent School District to make the vaccine available to the public at no cost.
